Stage One
Colours & Selections
There is a three week lead time for Colour Consultations so we advise you book it in as soon as you know you will be ready. There is a bit of homework you need to complete before your Colour Consultation, so make sure you book a date that allows you to get this done in time.
In this Colour Consultation, Mel and our interior designer will expertly guide you to finalise your choices.
You will receive a selection of online forms for you to complete in the comfort of your own home. Within these selections are a variety of options you can select from as well as popular upgrade options.
The forms have visual images and pricing for upgrades to help with your selection process and there are areas for comments if there is something specific you require. During these selections you can establish if extra appointments are desired to further customize your selections. Please note that arranging appointments will result in extra costs.
These Online Selection forms need to be completed prior to your Colour Consultation.
In this form you will need to review the window positions and sizes, location of sinks, door sizes and layouts as this is what all the framing will be based on.
A final plan review will be signed off prior to sending to Elevate to amend any changes. Please note that plan changes are charged out at $160 per hour by the building designer.
Prior or during your Colour Selection meeting Mel will discuss any minor tweaks to your plans. Please study your plans so that you are prepared for your meeting.
This is the fun stage where all your ideas and visions come together. In this three hour appointment, Mel and our interior designer will expertly guide you to finalise your internal and external colours including paint, windows, roof, garage, flooring, cabinetry, handles, stone benchtops and tiles.
Standard tiles are available within our showroom and if you wish to select outside of this range we can extend the meeting and head down to Groove Tiles / Stone 3 showroom and select from a huge range of tiles.
Please note that extra hours above the 3 hour appointment is charged out at $250.00 per hour and tile costs will be calculated based on selection made including labour cost depending on the type of tile.
Prior to the meeting you will receive your cabinetry plans to review. You can choose between two options. You can either complete our online form and mark up any changes on the plans provided or we can arrange a meeting with our cabinet maker for you to discuss layouts, upgrades and changes. Plans will be updated with your colour selections from our meeting and prices with be determined from your meeting.
We will set up and provide access to your Online Portal. Here you can view the stages of the build, see all your selections and signed documentation and communicate with the site supervisor and see photos of your building journey.

Our Process
Stage Two
Post Contract
This stage is where all documentation will get finalized ready to have the BIG Construction Copy stamped on each document. This stage is a little overwhelming as you will need to review and double check all documents which consists of 12-15 different documents depending on what is included.
Please note that these have a lot of visuals to help explain each section. This stage is crucial and all documentation needs to be correct as this is going out to all the suppliers and subcontractors highlighting heights, selections, locations and colours. Once you are happy with all selections this is posted to CoConstruct an online platform where you sign off in the final changes.
Once the certifiers receive all information including QBCC, QLeave, Energy Efficiency, any relaxations and engineering and they are happy to approve all documentation, they will release the stamped Building Approval Plans. These need to be released prior to commencing onsite.
This is completed once we receive your engineering, energy efficiency, information from the certifier relating to the Building Approval. We will also be able to see requirements for additional piers and footings based off the engineering and the soil report as currently an allowance is included within the tender document.
All costs will be calculated by our estimator once we receive all documentation. Please make sure you have a contingency allowed for this stage as these areas are outside of our control.
You will receive a complete copy of all documentation in a folder for your records. This will include plans, the specification document and all selections. This will become the manual for your project.
Please note that further changes after the colour selection will be put up as a variation with a variation fee and will not be updated in this documentation.
Stage Three
Building
The first stage of construction involves preparing your block and working on the foundations for your home.
Before your slab can be poured, your concreter will work with the plumber to ensure all the pipes are in the correct place, this is why your layout is so crucial as this is where the plumbers position toilets, sink wastes and dishwasher wastes. Once the slab is laid, the sewerage drains will be installed so that all previously laid pipes can be connected up to the sewer and cannot be changed without incurring a large cost.
This stage is all about erecting the frame and roof trusses for your new home and ensuring all sizes and locations for windows, cavity sliders and external doors are in the correct place for the next stage. This is where your house begins to take form.
On site meeting with electrician to approve locations of lights and light switches before insulation and sheeting goes on. During this stage all pendant selections need to be finalized so there is no delay onsite with deliveries.
Once the frame is complete, the electricians and plumbers will return to site to complete the installations of plumbing and electrical tubes which is known as rough in. During this stage you will have a meeting to review the electrical works and locations. The roofers now ready to work on the roof cover and gutter installation.
Once completed builders wrap, cladding and all windows and external doors are installed.
On site meeting with Construction manager to discuss landscaping.
It’s time to start on the inside – including all the plastering, ceilings and cornices, architraves, skirtings, doors to rooms, baths, wet area tiling and cabinetry – so that your home is ready to receive the finishing touches that make your house a home.
On site meeting with site manager to confirm tile layout and design.
The final stage of the construction process is when all internal works are completed - internal doors and shelving, electrical and plumbing, waterproofing and tiling, flooring, shower screens, mirrors, robe fitout and last but not least the site clean-up and landscaping.
Here you will do a walk through with the site manager and Construction Manager and identify any defects which will get rectified in the following two weeks.
During this stage you will need to liaise with your bank and arrange payment prior to handover.
On site meeting to identify any defects and identify that the property has reached PC.
Time to celebrate. This is the point in time you’ve been waiting for.
On Handover you will meet with the Construction manager, one of the directors and the site supervisor to tick off all defects have been rectified and go through all manuals and warranty information.
The handover stage is when your new home has been completed to your satisfaction – after paying the final invoice, the keys will be handed over to you.
On site meeting to identify all defects have been rectified and to hand over your new house.
Stage Four
Landscaping
During this stage LanCon will complete a landscaping layout with suggestions for gardens, gravel and grass. This will give you a starting point to help you visualise your landscaping floor plan.
During this stage you will mark up any changes to the size of the gardens, locations of gardens, feature plants, pavers and any specific requests.
Once mark ups have been updated by the LanCon team this will be sent away to get quoted by the landscaper.
You will receive an email highlighting the remaining amount in your landscaping allowance for plants based on your provisional sum.
You will receive an online form which has a variety of plant styles, inspiration and options to select from.
Please select or upload any inspiration photos. LanCon is also happy to arrange a meeting to discuss your design in our boardroom.
From this meeting LanCon will design a plant layout with photos of the plants selected, quantities and sizes.
Please note we are not landscape architects and can arrange a landscape architect to complete your works should you wish to pay the $1,700 design fee.
This will be sent to you with the total price for plants from our whole sale nursery so you are aware of your update costs.
You are more than welcome to mark up changes, go to nurseries and do your own research. LanCon is happy to make one set of changes based on your notes. All future changes will incur a $200 fee for requoting and updating the plans.
LANDSCAPING LOCKED IN .
Your final plan design and plant layout and Provisional Sum amount will be reconciled with either a credit or extra cost depending on your design on CoConstruct for signing off and final approval.
Stage Five
Electricity and Gas Works
During your colour selection meeting we will establish if you are still wanting gas works on your property and whether natural gas is available in your area with APA. Once this is determined you can decide if you wish to have a gas bottles or whether you would prefer natural gas.
You will receive an online form if you choose natural gas allowing you to upgrade to a gas box and BBQ connections to natural.
All electricity throughout the build will be charged to your account. Due to this being unknown and needing to be set up with the provider it is easier to set this up direct to you so the handover process is seamless. We arrange for the temporary power connection and electrical costs are finalised through AGL.
You will receive an AGL form to be completed with all your details for gas works and electricity. Once this is completed LanCon will take care of the rest.
We will process with AGL, Energex and APA to arrange your electricity and gas works. The gas works will be based on your plan layout and mark ups. Depending on the megajoules available for natural gas will determine if you can make your BBQ or fireplace also on natural depending on your plans.
On handover you move in with gas and electricity and no extra paper work to fill out so you can enjoy your house.
